Sea-then-interior cuts scored highest
The winning ads almost all opened on the sea (Le Général is 8 minutes from the Bat Yam beach), then hard-cut to an interior beat — kitchen, living room, balcony sunset. Sea-only ads under-performed. Interior-only ads under-performed. The combination told the whole promise in two shots.
Explicit "Mixed-Use" mention in the first five seconds
The word "Mixed-Use" (or its Hebrew equivalent) in the first five seconds raised brand fit dramatically. Buyers who didn't know what "mixed-use" meant self-selected out. Buyers who did leaned in. That's a good trade.
Real presale price in the creative beat generic imagery
The single biggest predictor of leaderboard rank: a real price on screen. "החל מ־₪2,890,000" — starting from ₪2.89M — worked. Vague copy ("luxury from the ground up") didn't. Real-estate buyers scanning Reels want the number. If you're not going to show it, someone else will, and they'll get the click.
